From land to KN WORKS.

How KN Capital turns a field into a working site: secure the land with partners, put storage on it first, then build the first KN WORKS site out in phases. Each phase is set up to carry the next. The main focus is self-storage across the UK; more sports venues follow over time through joint ventures and partners.

Land option partners

The land comes first, and we do not have to buy it all on day one to control it.

Storage first.

Site 1 is being secured with a small group of investment partners, with Oughtibridge, Sheffield as the flagship and HQ. Further sites follow within about an hour’s drive of it. The order is fixed: buy the land, build storage first, then the wider site. KN WORKS sits within KN Capital and KN Group.

Once Site 1 works, storage rolls out to sites across the country first. More sports venues are added over time with joint-venture partners. It all happens through four routes.

Every investor relationship starts with a conversation, proof of funds and AML / KYC checks, and is set out in a formal written agreement before anything proceeds. Terms are agreed site by site.
